Terms & Conditions
Thank you for choosing to book with Rosedene Luxury Rooms, when you make this booking you are entering an agreement with us. Please read our terms and conditions of booking below.
The price includes room only accommodation plus any additional beds in the family room. We accept the following forms of payment: Stripe Credit or Debit Card Payment. Stripe is a third party secure payment processor and a deposit of 25% will be taken at the time of booking, the balance remaining will be debited to your credit or debit card approximately 3 weeks before your stay.
Pets are not permitted.
Cancellation and Insurance:
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker. Once full payment has been made, you will not qualify for a refund if you wish to cancel your booking.
If you want to swap to an alternate date, then that is possible but we would need to know 2 weeks in advance to fill the booking. If we can’t fill the booking then we keep the deposit for the cancelled break.
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Check in is between 4pm and 7pm on the day of arrival. Exceptions to these times must be arranged in advanced at owner’s discretion.
Check out time is 11 am on the day of departure; please ensure the key is returned to Jayne or Andy before you leave the premises. Any keys taken home in error will be requested to return via post at the guest’s expense. If keys are not returned, a charge for replacing the full set of keys will be charged to the guests chosen payment card.
Minimum length of stay:
All stays during the year are subject to a minimum of two nights. Stays during bank holiday periods are subject to a minimum of three nights.
Damages and Breakages:
Please take care when staying in our luxury rooms. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repairs if the damage or breakage is significant. We may also make an additional charge of £50 if you did not report any significant breakages/damage to the rooms. Rosedene Luxury Rooms are strictly non-smoking including all inside areas of the property. Any guests found to be smoking inside the property will be issued with a £100 de-fumigation charge.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our contractors whilst acting in the course of employment. Items left behind will be kept for a maximum of 7 days before being donated to a local charity shop. Postage of items can be arranged at the guests expense paid prior to posting.
